Property Management & Maintenance

Our experienced and committed team manages commercial, residential and industrial properties of every type and size.  Management encompasses all aspects of routine day to day, month to month and year to year services including tenant selection, the collection and accounting of rents, insurance and service charges, the enforcement of Landlord and Tenants repair obligations and other lease covenants, the supervision of service and maintenance contracts and the implementation and record of rent and lease renewals.

Our surveyors advice on planned schedules of maintenance and building improvement, ensuring landlords are kept appraised on likely future expenditure.

Tenant Selection

We ensure that tenants are properly selected.  In such selection, it is important that the character of the prospective tenants be investigated carefully.  Such factors to be considered include the stability of income, living habits & compatibility with existing tenants (for multi-tenanted properties) in terms of social class and responsibility.
    

Keeping of Records

Proper records of occupants shall be kept, ensuring that dates of occupation, vacation dates and all records pertaining to the Estate are properly kept.
    

Tenancy Negotiation & Re-Negotiation

We shall ensure that tenancy terms are properly negotiated to protect the interest of the Landlord and to ensure that attractive rental income accrues at all times.  This also goes for renegotiation of terms with sitting tenants as well.
    

Documentation

We shall also ensure that tenancies are properly documented with terms reasonably favourable, and protective to our client at all times.
    

Insurance

Real estate insurance is largely overlooked in Nigeria.  Most insured properties are grossly under-insured whilst some landlords do not bother to insure their properties.  We shall carry out an annual valuation of the property and ensure that it has an adequate insurance cover at all times.
    

Tenants Obligations

Tenants would be monitored to ensure that they adhere to the terms of the various tenancy agreements.  This includes the enforcement of redecoration clauses at the termination of tenancies.
    

Maintenance Of The Building Structure

As an integral part of property management, we promptly handle all repairs whenever required. Generally, such repairs include rectification of roof leakages, periodic decoration like painting, and replacement of broken pipes etc. Our experienced estate surveyors together with qualified artisans and service contractors ensure high-quality workmanship at all times.
